The Site
The site is approximately 0.37ha in size and comprises open scrubland, with a number of mature trees and hedgerow located along its south western boundary. The site is adjacent to Annie Lees Park, however, it is somewhat disjointed from the larger recreational part of the park, with brambled boundaries separating the two areas and no footpaths connections providing intervening access.
The site is bound by a wooded area and Gore Brook to the north and west, with residential and employment development set just beyond. Annie Lees Park bounds the site to the east, and Manby Road and residential development to the south. To the south west of the site is Nutsford Vale Park.
The site is sustainably located and within walking and cycling distance of a range of services and facilities. Moreover, it is well connected to the public transport network, with a number of bus stops located to the east on Buckley Road, and Belle View railway station located to further the north east.

The Proposed Development
Full planning permission will be sought for (x19) 2 person 1-bed supported living apartments.
The proposal is of high quality design and includes a building containing 15 apartments and a 4-bedroom shared house. Parking is proposed to the east and south of the site, and landscaped amenity space providing ecological enhancements is proposed to the north and west.

The site is designated as 'open space' in the adopted local plan. The Council's Open Space Assessment classifies it as 'Parks and Gardens' due to its proximity to Annie Lees Park. It will be demonstrated within the forthcoming planning application that the loss of the site as 'open space' will not reduce the accessibility for local residents to similar, or better provision within the vicinity.
