The Site

The site is approximately 0.14ha in size and comprises a redundant community building, with a car parking area to the east and vehicular access off Fellbrigg Close. Low cut grass surrounds the existing building to the north, south and west, and a number of mature trees are located throughout the site.

The site is bound by residential development to the north and east, a car park to the south and Gorton Primary School to the west.

The site is located within Flood Zone 1, which means it is land least likely at risk of flooding.

The site is sustainably located and within walking and cycling distance of a range of services and facilities. Moreover, it is well connected to the public transport network, with a number of bus stops located close by along Melland Road and Mount Road, and Belle View railway station located further to the north.

The Proposed Development

Full planning permission will be sought for (x14) 2 person 1-bed supported living apartments.

The proposal is of high quality design and includes a ‘U’ shaped building containing eight apartments along the northern front and six apartments along the southern front, with staff areas and amenity space located to the west. Landscaped areas will form the site’s corner boundaries, and an internal courtyard will provide outdoor amenity space for residents. Parking is proposed to the east of the site off Fellbrigg Close.
